GEOGRAPHIC POSITION
In panoramic position, on the Isola Maggiore of the Trasimeno Lake, wonderful 19th century castle obtained from the conversion of a pre-existing 14th century Franciscan convent.
The castle is located on the southern pint of the island, with a beautiful view over the surrounding lake, and allows for a quick connection with the mainland, which could be further simplified with the realization of a private dock. Once reached the closest town (3km; 10’), other cities of Central Italy are at hand: Cortona (25km; 30’), Perugia (35km; 30’), Montpulciano (42km; 45’), Assisi (57km; 1h 5’), Gubbio (70km; 1h 10’), Montalcino (77km; 1h 25’), Siena (85km; 1h 20’) and Florence (128km; 1h 35’).

DESCRIPTION OF THE BUILDINGS
The castle (5,670 sqm – 61,009 sqft), core of the property, is laid out onto three usable floors, articulated around three cloisters (two of which with porticos), and is fitted with a nice panoramic terrace.
The first floor, with a modest surface, is intended as an access, while the second and third floors are to be converted into the real hosting activity. The fourth floor can only be used as a roof garden. The castle is characterized by sex crenellated towers and a central bell tower. Terraces offer a nice view over the Trasimeno Lake and its coasts.
The basement floor boasts a peculiar drawbridge, oriented towards the coast, which can be used to access the castle via a series of staircases through the Italian garden.
The access to the castle is granted on the land via three roads, the only one of which still recognizable is the one called Tre Martiri. The other two accesses are ruined and no longer used.
It was once possible to enter the castle by boat via two private docks, which have been long since destroyed but could potentially be rebuilt.

The complex N°1 (562 sqm – 6,047 sqft) is made up of three buildings: the first one is a semicircular structure on two floors, characterized by crenellation and structurally sound; the second one is an old derelict wooden building; finally, the third one is a masonry building without roof.

The building N°2 (42 sqm – 452 sqft) is a small stone and masonry structure with work being carried out to preserve it.

The building N°3 (31 sqm – 333 sqft) is a circular structure, once used a mill, decorated by crenellation. As o now it is good structural conditions and grants an excellent view over the Lake.

The building N°4 (72 sqm – 775 sqft) was a small rural stone structure leaned against the wall of the castle. Roofs are currently completely missing.

The building N°5 (42 sqm – 452 sqft) was a small rural stone structure leaned against the wall of the castle. Roofs are currently completely missing.

The building N°6 (15 sqm – 161 sqft) was once used as a game house and is nowadays in precarious conditions.

Finally, there are three small rural buildings (in total 25 sqm – 269 sqft), not registered to the cadastre and in state of ruin.

HISTORY, STATE AND FINISHES
The Isola Maggiore in the Trasimeno Lake was already inhabited in the early Middle Age, since the first documents about it date back to the period just following the death of Charlemagne, when in 817 AD Louis the Pius gifted Perugia, and thus the Trasimeno Lake, to the pope of Rome.
In 1211 St. Francis, going back from Cortona, stopped on the island and this visit was honored almost a century later, in 1328, with the construction of a convent for the Franciscan order. And right in this convent was hosted the pope Pius II in 1459 during its voyage from Perugia to Corsignano (later named Pienza).
The first expansion of the complex took place in 1500, with the elongation of the church’s apsis. In 1816 the bell tower collapsed onto the underlying church, destroying beyond repair several 15th century frescos. The bell tower was only rebuilt in 1824, but in 1860 the Franciscan monks left the convent once and for all, and the complex was sold to the new owners. 
The senator Giacinto Gugliemi, ordered the construction of the building in 1887 and then bought for the impressive sum of 3,200 Italian liras the convent of the Frati Minori and the medieval tower which were incorporated in the castle. Source of inspiration for the building is clearly the neogothic castle of Miramare in Trieste. The sumptuous inauguration took place in 1894 with a magnificent party. In order to make the building open to the public, the senator ordered the construction of two piers where ferries could dock from Tuoro. The property remained in the hands of the Guglielmi family until the 1970s: in these years furniture were moved to several other residences of the same family and the castle was ultimately abandoned in 1975, facing its ruin.
In 2005 a restoration was planned but the project (going on slowly until 2010) was never completed, leaving the castle more or less in the same state it was at the beginning of the works.
An interesting event, only recently discovered, happened in 1944: during World War II the Guglielmi family offered the castle as a shelter for a group of Italian Jews fleeing the Nazis. 

On the outside the castle is very reminiscent of medieval buildings typically found in central Italy, with outstanding walls and Guelph crenellation still visible. The building is enclosed by beautiful ramparts, guarded by 6 towers and boasts three beautiful arched courtyards which underline the original destination of the building as a convent.
The basement of the castle, made up prevalently of small locals, boasts geometrically decorated walls which have been covered with damask painted clothes. The idea here is to remove these clothes (currently heavily damaged and to be restored in the surviving bits) to bring back to life the geometry underneath, to be restored and integrated in the missing parts.
The church boasts a painted ceiling which recalls a starry sky, interrupted by the silhouette of the saints. The paint on the vault is heavily damaged by cracks and moisture. The counter-façade boasts a clearly recent decoration which covered the older embellishment. These decorations are damaged too, with missing paint in several points and moisture. The altar of the church is in good conditions and just needs some cleaning works to remove mould and small plants. The wooden parts of the church (the choir-stalls above the entrance and the lectern) are in good conditions, with small cracks and damages caused by woodworms.
The neighboring chapel boasts a peculiarly decorated plaster altar, placed in front of a painted background which resembles a curtain. The altar needs some preservation works as well as a renovation of the painted walls, damaged by cracks and filth.
The cloister is enriched by beautiful rib vaults and walls with painted columns and plaster capitals. Everything is in bad shape: plaster is falling apart in several points and the masonry is visible through the cracks.
The dining hall is covered by low-profile barrel vaults, marked by stone ribs departing from the half-columns of the hall. Surfaces are mainly painted with motives typical to the 16th century. The hall is however in pretty bad shape, with plaster falling apart and colors altered by moisture and water infiltrations. The stone fireplace in the hall is well-maintained, with very few damages visible on its surface.
Of the six living room, only five boast decorations worth mentioning. Barrel vaults are painted blue with coat of arms emerging from the background. Ceilings are divided from the walls by a painted cornice with geometrical and floral motives. These ambient suffered damages in the past which caused the paint to fall off the wall, while moisture contributed to the damages visible on the walls. Plaster decorations on portals, lesenes and capitals are in good in shape and just a few renovation and cleaning works are necessary. Iron and pig-iron fixtures are in good shape but the oxidized surface needs a cleaning.
The staircase leading to the first floor has been heavily damaged by the collapse of the ceilings and it must be almost fully rebuilt and decorated following its original shape.
The theater of the property is in bad shape too, mainly due to the collapses which troubled the locals in recent times. With its rectangular shape, the heater boasts doors and windows embellished with wooden and plaster decorations. Wooden parts are in good shape (with just a few easily repaired cracks opened by woodworm) while plaster items are pretty much gone and need rebuilding. The ceiling, nowadays almost completely ruined, was once surrounded by a beautifully decorated wooden cornice. It was divided into three sectors in whose centers we could find a chandelier.
The loggia on the first floor is opened by 5 mullioned stone windows, well preserved but invaded by mold and filth which needs to be removed.
The "queen bedrooms” boasts a liberty-styled yellow decoration on a white background. The paint is heavily damaged, with missing plaster in several points and filth which needs removing.
The apartments are embellished by paintings, both on walls and ceilings, however extensive damages, moisture and water infiltrations impose an almost total renovation of the locals.

EXTERNAL AREA
Castello Guglielmi is fitted with several panoramic terraces (2,614 sqm – 28,127 sqft) offering a unique view over the surrounding lake.
The land surrounding the castles is limited on three sides by the lake and it once hosted two docking bays for ships which are currently ruined and should be rebuilt ex-novo. There is also a grass tennis court. 
The park is embellished by a beautiful promenade with a staircase leading down to the lake, several buildings and a small pond already used in the past as a swimming pool. Not far from the castle we can see a tennis court and a rainwater basin.
Green areas are covered in olive grove and bamboo grove while being dotted by huge holm oaks, while the roads leading to the castle are tree-lined by cypresses. Along the river we find some small maritime pines groves. On the western side, instead, the land is fully covered by a dense grove crossed by several paths.
The park, with all its embellishments, was intended as a perfect reproduction of a typical 19th century English garden.

POTENTIAL USES
The property needs several restoration works to be carried out before being habitable again. Once completed, there is already an approved project to convert the building into a high-level luxury hosting activity with a maximum of 150 beds and fitted with comforts like beauty farm, Finnish sauna, massage rooms, hydrotherapy, gym and laboratories. The project includes the creation of a yacht club with restaurant and docking bays for ships.
